Project Context

The site of the Gothaer Insurance company is to be restructured and redeveloped. Residential buildings and a daycare center are planned for the eastern and southern areas, while student housing will be created in the western section. Until now, the site has been used as a car park for employees. Following the downsizing of the company’s premises, staff parking will be relocated to a new parking deck north of the main insurance building.

Urban Context

The surrounding neighborhood is currently characterized by small-scale residential structures, which contrast with the approximately 30-meter-high insurance building. In parallel with the development plan for the Gothaer site, the adjacent area to the east — “Grüne Mitte Ebertal” is also being redeveloped. This neighboring project features a mixed-use structure combining commercial and residential functions within a more urban scale and density.

Urban design

The Gothaer Insurance site adopts the urban proportions of the Grüne Mitte Ebertal and extends them westward toward Geismarer Straße. The new residential development on the Gothaer site will be connected to the surrounding infrastructure via a new access road, currently under construction.
