Project Concept

A new mixed-use neighborhood is emerging from former commercial areas!
The foundation for the new development plan of this quarter in Schleswig-Holstein is our urban design concept, developed in parallel with the architectural design for this new urban element. The concept envisions the construction of a total of eleven buildings, representing an urban development within a maritime context in accordance with the new zoning plan.

Program

Each block features a central courtyard designed as a communal space for residents and employees, while the corridors between the blocks serve as public passages. The site is accessed from three surrounding streets. The buildings rise five stories, including the base level, and are organized into two functional zones: office buildings to the north and residential buildings toward the Elbe. The base level accommodates small commercial units. Overall, the development combines office, commercial, and residential uses, with 30% of the housing subsidized.

Urban Design

In reference to the existing land-use plan, three development blocks are arranged as ensembles consisting of four and three buildings, respectively, designed in a semi-open configuration. A shared base level connects the individual building volumes.

The open spaces between the blocks are conceived as landscape corridors — the western corridor situated at the access level and the eastern one positioned atop the base structure. This creates two structurally independent construction zones. The corridors connect the northern parking areas to the waterfront and harbor areas, thereby enhancing pedestrian connectivity throughout the site.
